Who arranges my building and pest inspection?

We will liaise with the current tenants, agents or sellers to arrange for access to the property.

Is a building and pest inspection always necessary?

Building and Pest Inspections are necessary for the buyers peace of mind. By outlining any potential issues or risks, the buyer has knowledge and the power to decide whether to go ahead with the purchase.

 

 

How many inspectors will be inspecting the house?

Usually one however sometimes there will be a helper working with the inspector.

Do you inspect the roof void?

If your roof void is easily accessible and safe to access then we will inspect it. If we deem that the roof void is unsafe to enter, we will do all that we can to inspect it by other means. If there are any electrical safety risks or potential health risks from construction materials, access will not be gained.

If I have a concrete slab, do I still need a timber pest inspection?

Yes. There is no sub floor in a concrete slab house for the inspector to assess. Unfortunately termites only need very small gaps in the concrete to gain access to a timber structure (e.g. gaps around pipes, electrical cables, through covered weep holes etc).

I have a steel framed house, do I still need a building and pest inspection?

Yes. Steel framed structures still contain a number of elements which are made of timber. These typically include things like doors, cabinets and window frames which are all prone to termite infestations. The building inspection is very important in detecting if there are any structural problems with the house.

How long does the inspection take?

On average, a combined Building and Pest inspection will take between 60 and 90 minutes. These times differs depending on the size of the house and any difficulties during the inspection. An older house generally takes a bit longer to inspect.

Do you use thermal imaging/infrared cameras?

Yes, DR Inspects Gold Coast uses thermal imaging technology. The cameras will show up things that are not visible to the human eye such as a water leak or a termite infestation.

What experience does your inspector have?

David Ryan is fully licensed and insured and has passed rigorous training and examinations to become a qualified building inspector. He has been in the construction and building industry for more than 20 years.

When do I get my building inspection report?

You will receive your building inspection report within 24 hours of the inspection.
